SUMMARY:

DUTIES AND RESPONSIBILITIES:

The following reflects managements definition of essential functions for this job but does not restrict the tasks that may be assigned. Management may assign or reassign duties and responsibilities to this job at any time due to reasonable accommodation or other reasons.

Daily review of disclosure pipeline:

  • Request signed documents to be sent for review
  • Assist in resolving issues at disbursement, contacting UW / Processor/ LO / Closer to complete and clear outstanding conditions
  • Authorize funding upon verification of all documentation.
    Answer questions regarding closing requirements.
  • Maintain communication with loan officers, processors, underwriters as well as closing/settlement agents with loan status.
  • Issue initial disclosures / closing disclosures as necessary
  • Rate lock Loan Estimates prior to file being submitted to Processing as necessary
  • Verification of Employment within 3 days of closing date
  • Daily ordering of UCD for Fannie Mae / Freddie Mac
  • Daily registering of MERS for files funding
  • Daily OFAC searches as necessary
  • Maintain a full pipeline including files that are until closed and delivered to post closing
  • We request that at signing specific documents are sent to us for funding approval, a settlement agent should never disburse proceeds unless authorized by the closing department. As the closing funder you will be responsible for handling the funding approval of your loans the day of the closing.
  • When loans do not fund as scheduled, Funder is responsible to request, track and process return of wired funds, advise Accounting or funds being returned and return file to closer
  • Work directly with settlement agents and title companies in coordinate fundings
  • When preparing to send out the initial disclosure, a full review of the file and all associated costs and information is to be completed, verifying file is still in accordance of compliance. A Mavent preview is to be done prior to ordering any disclosures, a full order review by Mavent is done after the closing disclosures has been prepared and sent for signatures
  • Initial Disclosures will be issued within 3 business days or request, for the most part they will be issued day of request dependent on volume
  • When files are moved to Disbursed milestone a registration of MERs is required this will be completed daily
  • Day of closing a MERS and OFAC search will be required

  • Closed return files will require a review by the closer to assure that everything is proper, and all conditions are complete

QUALIFICATIONS:

To perform this job successfully an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and or ability required.

  • you will be expected to have a firm grasp on up-to-date real estate knowledge, as well as experience working in the market.
  • You will need to be able to work closely with any closing manager in order to help facilitate closing transactions
  • Excellent people skills are a requirement, as you will need to coordinate a variety of schedules
  • You should be able to think quickly on your feet and have a strong analytical mind.
  • You must be detail-oriented and be able to follow through consistently.
  • You must also show a willingness to put in the hours it takes to meet deadlines, as well as satisfy various client demands
  • Availability for quick phone calls and showing excellent interpersonal skills is an absolute must
  • Mental toughness is recommended due demanding deadline-based tasks.
  • You will be expected to show prompt and accurate administrative abilities such as multitasking, picking up things quickly on your own, and proficiency in using modern technology, including strong experience in Microsoft Office suite.
  • You will be expected to be able to handle a large volume of files quickly and professionally, showing initiative in meeting demands before they are asked of you
  • You will need to be adaptable to a quick-changing, real estate environment.

  2. Ensure less than ten percent of investor conditions are initial disclosure documents/closing documents related (i.e. LE/CD figures and tolerances, Change in circumstances, errors on notes, mortgages and deeds of trust, etc.)
  3. Ensure 70% of all loans are sold within rate lock commitment period and no extension fess.
  4. Ensure 70% of all loans are sold within 20 days of closing
  5. Ensure 70% of all loans are closed in 45 days or less (excluding reno, construction, reverse, coop and CEMA)
  6. Less than 2% quality control findings
  7. Less than 2% complaints
